The Department of Residence Life and Housing at Cleveland State University (CSU) and Greystar are excited to welcome candidates for one of two (2) Porter positions for CSU’s residential communities.

The Porters report to the Maintenance Service Supervisor and ensures the physical aspects of the community are maintained and standards are met regarding the grounds, and amenities and provides support to the service team members to enhance and maintain the appeal of the residential communities, contributing to the overall health, well-being, and success of CSU residential students.

Job Description

Essential

Responsibilities

Inspects the community throughout the day to remove litter, debris, and pet droppings and ensures all common areas and amenities are always neat and free of litter. Removes trash from trash rooms throughout the communities and transfer the trash to the dumpster. Removes trash and remaining items from vacant units prior to starting the turn process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas. Completes assigned minor and routine service requests as requested by Service Supervisor and/or department leadership and assists with the turn process. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and other constituents. Demonstrates customer service

skills by treating residents, families, and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services. Complies with Greystar’s and CSU’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and

requirements, and by reporting accidents and incidents promptly and accurately.

Responsibilities

Follows established policies and procedures by monitoring and ensuring compliance with regulatory

requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s). Practices proper safety techniques in accordance with Greystar, CSU, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s). Identifies areas for improvement and offers suggestions to improve efficiency and productivity. Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications or utilizing other appropriate method(s) to obtain business and professional information and applies knowledge and practices to area(s) of responsibility.

Working Conditions

Incumbents work both in and outside of buildings within a college residential community and in all areas of the community, including amenities.

Physical Demands

Incumbents must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance. Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Rare or regular travel may be required to attend training classes, business meetings, or other situations necessary for the accomplishment of some or all the daily

responsibilities of this position. Incumbents must be able to work a flexible

work schedule, which includes taking “on-call” during evenings, weekends, and holidays.

Required Licenses Or Certifications

Incumbents must have valid driver’s license to operate a golf cart within the communities.

Required Knowledge,

Skills, Abilities:

Demonstrated ability to apply principles of logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication

skills to effectively interact with residents, families, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems. Demonstrated ability to read, write, and communicate effectively to represent Greystar, CSU, and the department in a support capacity, act as first point of contact for internal team members and external visitors to the communities, and answer questions related to department operating policies. Commitment to expand knowledge and awareness of

diversity, equity, and inclusion, understanding cultural differences, social identities, and historical inequalities, and strategies for interacting effectively with people different from oneself. Demonstrate a genuine appreciation working with diverse audiences in a team environment. High School diploma, GED, or related

experience and/or training.

The hourly range for this position is $16.63 - $20.34

Compensation Is Based On Geographic

location and individual pay decisions will vary based on demonstrated job related

skills, knowledge,

experience,

education, certifications, etc.

Corporate Positions: In addition to the base

salary, may be eligible for an annual performance bonus that is based on individual and company performance.

Onsite Property Positions: In addition to the base

salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
